So you have a large construction project you wish to do?

Fear not! Williams Contracting is the solution to that concern. Construction projects typically are large and complicated with many moving parts. With our teams experience and connections in the industry we can make any project a success.
Preface: once the customer and Williams Contacting have agreed to the price we sign a contract that protects both the customer as well Williams Contacting. All work is clearly stated and any extra work will require a change order with clearly defined costs. Williams Contracting typically receives a 5-10% payment once arriving on the job. Additional payments happen as the work progresses. We coordinate with sub-trades such as lot clearing, electricians, plumbers, HVAC, etc. This process works well since we have been working together for years which results in a smooth and time efficient process.
THE STAGES OF CONSTRUCTION
- Excavation : We first begin with clearing the lot, removing stumps etc. Once the lot is cleared to the size, we begin excavation for the footings.
- Footings: Frame, square and level the footings, this is one of the most important parts of the entire building as its what everything is seated on. We add rebar to the specs and pour the concrete.Next is drainage, sump well and clear stone.
- Foundation: Now it’s time for the foundation, we prefer to use 6 inch ICF (insulated concrete forms). In our opinion they are the best foundation because of their insulation value, a solid concrete foundation with rebar reinforcement, its speeds up the whole process as they are ready to hang drywall without framing and insulating. Once complete we pour the concrete floor in the basement or crawlspace.
- Framing: We begin framing the floor, glue and sheet the floor. Frame, sheet, stand the exterior walls. Then it’s time for trusses and roof sheeting. We also can take the ICF to the trusses if that is what the customer wants, process is a little different.
- Sub Trades: Once roof has been sealed we can start with the sub trades. The electrician will install the branch circuitry to code including, receptacles, lights and switches. Plumbers will install their drainage pipes, hot and cold water lines etc. HVAC will run all ductwork, piping and wiring.
- Insulation: After inspections it’s time to insulate. We prefer to use spray foam insulation in the walls. This seals the building great eliminating any drafts and makes for a very energy efficient home. In the attic we use blown in insulation as its quicker and works better than batts insulation.
- Windows, Siding, Soffit and facia: This typically happens while the sub trades and insulation is being done. We can install anything from vinyl, wood or stone for the exterior wall finishes. Windows are energy efficient and sealed totally to be draft free. Soffit and fascia aluminum will be custom bent on site and installed.
- Interior wall finishes: Drywall is hung and the mud/ tape begins. 3 coats of mud, sanding in between coats and its ready for primer and paint. One coat of primer and two coats of paint is done. We can also install wood cladding or tongue and groove to finish the interior walls as well. It would be painter or stained prior in installing.
- Flooring: This is the next step, installing flooring throughout the house
- Interior doors and Trim: Doors are installed in bedrooms, bathrooms, closets etc. Trim installed including window buildouts, casing, baseboard and crown mouldings. Whether it’s MDF or wood we can install both.
- Interior finishes: Once walls have been painted sub trades will come back to finish. Electricians install receptacles, switches and lights. Plumber will install fixtures including taps, toilets and drains. H Vac will install floor grates and vent covers.
- Kitchen/ bathroom finishes. Kitchen cupboards and counter tops are installed. Crown mouldings and back splashes are next. We will also install vanities, tile and or showers in the bathrooms as well.
- Septic and Well. The septic and well can be installed at any time during the construction. All necessary permits are procured.
- Backfill and Grading: This usually happens after framing at the time sub trades start. We backfill the foundations then grade ground sloped from the building for proper drainage. We can level and spread top soil. Then either seed, sod or hydro seed the lawn.
- Decks or Patios: Typically this is one of the later things to be done. We will install footing tubes in the grounds to support the deck. Frame the deck with pressure treated lumber. Top the deck pressure treated decking or a composite system. Cut and install custom pressure treated stairs. Last we install the railing system either wood or aluminum.
Turn over to Customer: Once everything is complete, touch ups are done its time to move in! We always hire professional cleaners to clean the entire house inside and out.
